With similar listings sitting for 70+ days, this townhome was not expected to sell quickly. See how staging and a simple refresh made all the difference in getting this home sold.

The Backstory of a Home in Need of a Refresh

This three-story Nashville townhome is in a great location near the airport, shops, and highways. It served as a rental property for years, and after the tenants left, the owners decided to sell. Unfortunately, the home was left looking pretty worn and dingy, with carpet throughout, making it hard for them to imagine anyone wanting to buy and move in.

Prep and Planning Makes All The Difference

With the strategic planning of their skilled agent, Andrew Malloy, we devised a plan to transform this townhome. The approach was straightforward: a fresh coat of paint and a thorough cleaning. We then focused on staging the Living, Dining, Kitchen, and upstairs Primary Suite to highlight the spaciousness and open floor plan, while adding a hint of modern charm.

The aim was to help buyers see beyond the carpet and imagine the lifestyle, the dream, and a future full of possibilities.

Transforming the Main Floor into a Welcoming Space

The main floor features a generously sized open layout. To define the living area, we brought in a rug and introduced light tones to brighten the space, while also adding darker shades to complement the existing light fixtures and window treatments. A round dining table showcased the functionality and spaciousness of the dining area. Thoughtful decor pieces were placed in the kitchen, along with art throughout the space, to create a cohesive look.

What initially felt stale upon our arrival transformed into a warm and inviting home, which is exactly the atmosphere buyers desire.

Creating a Cozy & Spacious Primary Suite

The primary suite was designed to have plenty of natural light, thanks to the balcony doors. The goal was to make the room feel full yet spacious, creating a relaxing atmosphere. A large piece of art above the bed drew attention upward, subtly diverting focus from the carpet. The layered bedding added a cozy touch. Substantial nightstands and a console completed the look, while a large round mirror reflected light into the room. In the bathroom, a few modern accents and a crisp, white shower curtain gave the space a fresh update.

A Solid Team With Undeniable Results

With a master plan and some staging magic, the house went UNDER CONTRACT in just 10 days! Meanwhile, other local homes have been on the market for over 73 days. While a longer process was anticipated, with the combination of a solid strategy, an experienced agent and skilled stager, big things can happen!
